Finding the actual leak first
The most common mistake with leaking windows is sealing over the symptom. Andrew works out where water is getting in before anything is applied, because a bead of silicone in the wrong place can trap water inside the frame and make the problem worse.
Perth's combination of long dry summers and intense winter downpours is hard on window seals. Rubber perishes, plastic goes brittle, and drainage slots block with dust. Those are repairable problems, and repairing them properly usually costs far less than replacing the window.
